Questions? Start Here.
We know hiring a contractor can come with a lot of questions, and it should. This page collects answers to the most common frequently asked questions about our services, timelines, pricing, process, and project expectations. Whether you’re planning a home improvement project or managing a commercial property, we want you to feel informed and confident before the work begins.

Home Remodeling & Renovation
Almost certainly yes, if any plumbing, electrical, or structural work is involved. OSO handles permit applications as part of the project — you won’t have to navigate the Hamilton County or Boone County building departments on your own.
For a kitchen: typically 4–8 weeks. We try to restore basic function (sink, cooktop, refrigerator access) as quickly as possible during construction. For a bathroom: 2–4 weeks depending on the scope. If you only have one bathroom, we’ll plan the work schedule around your situation.
Yes, but with a caveat. When you supply your own materials, the responsibility for lead times, defects, and compatibility falls on you. We’re happy to work with owner-supplied materials, but delays caused by incorrect or damaged items you purchased will affect the schedule.
We’ll stop, show you what we found, and give you options before proceeding. We don’t make decisions that affect scope or cost without your approval. Every change order is written and signed before work continues.
Yes. OSO Contractors serves both Greater Cincinnati and the Northern Kentucky communities of Covington, Florence, Independence, Erlanger, Burlington, and surrounding areas.

Concrete Work & Repair
Light passenger vehicles: 7 days minimum. Heavy vehicles and trucks: 28 days for full curing strength. Walking traffic is fine after 24–48 hours.
Fresh concrete will not match aged concrete in color — new pours are lighter and will weather over time. If blending a section into an existing surface is important, discuss options before work begins. Stamped or tinted concrete can sometimes bridge the visual gap.
Concrete lasts longer (30–40 years vs. 20–30 for asphalt), requires less maintenance, handles the Greater Cincinnati climate well, and is more expensive upfront. Asphalt is lower initial cost but needs sealing every 3–5 years and resurfacing more frequently. Both are solid choices — the right one depends on your budget and maintenance preference.
Yes. Concrete demolition, removal, and disposal are included or quoted separately depending on the scope. We handle full-service jobs from demo to final pour.

Exterior Builds & Repairs
Yes, in virtually all cases. Decks attached to a home require a building permit and must pass inspection. Freestanding structures and fences have their own permit thresholds depending on size and municipality. OSO handles permit applications for all applicable projects.
We do our best, but material matching is never guaranteed — especially for older wood that has weathered significantly. We’ll show you the options before starting any repair that involves visible material matching.
Yes. We contact Ohio 811 (Call Before You Dig) or Kentucky 811 for underground utility locating before any post installation. This is non-negotiable.
We can do both. Some clients prefer a straightforward, practical structure, while others want something more custom to match their home and outdoor space. We can work with standard layouts or create a more tailored solution based on size, style, function, and budget.
Yes. We always try to build structures that feel like they belong on the property. We can discuss design preferences, paint or stain colors, trim details, and material choices so the finished structure works well with your home and landscape.
es, in many cases we can include or coordinate painting, staining, or sealing as part of the project. This helps protect the material and gives the finished structure a cleaner, more polished appearance.

Flooring Installation & Repair
Sometimes. A solid, level subfloor is one of the most important parts of a successful flooring installation. If we find soft spots, uneven areas, water damage, or movement in the subfloor, we’ll recommend repairs before installing the new flooring. Taking care of those issues up front helps prevent squeaks, separation, cracked tile, or premature wear later on.
Most luxury vinyl plank (LVP) products are highly water-resistant, and many are marketed as waterproof. That makes them a strong option for kitchens, bathrooms, basements, and entryways. That said, “waterproof” flooring does not mean the entire floor system is immune to damage forever—standing water can still affect the subfloor or seep into edges and transitions if left unaddressed. Prompt cleanup is always best.
The best choice depends on your goals, budget, and the demands of the space. LVP is usually the most practical for durability and water resistance. Hardwood offers timeless appearance and long-term value but requires more care. Tile is extremely durable and moisture-friendly, especially in bathrooms and utility spaces. We help homeowners compare the pros and cons of each option based on how the space is used.
In many cases, yes. Updated flooring can improve both the appearance and marketability of a home. Buyers often prefer clean, modern hard-surface floors because they look updated, are easier to maintain, and photograph well in listings. While not every flooring project will produce the same return, quality flooring is generally seen as a worthwhile improvement.
High-wear-layer LVP (20 mil+) is consistently the most practical option for active households with pets and children. It handles scratches, spills, and heavy traffic better than hardwood or laminate and is easier to clean and maintain.
Yes. Removal, disposal, and subfloor preparation are included in our flooring quotes or clearly itemized as separate line items so you know exactly what you’re getting.

Interior & Exterior Painting
Most interior painting projects take 1–2 days for a single room and 4–8 days for a full home interior repaint, depending on room size, ceiling height, surface condition, and the amount of prep work required. Projects with extensive drywall repair, trim work, or cabinet painting may take longer.
Most exterior house painting projects take 3–7 days, depending on the size of the home, the number of stories, weather conditions, and how much prep work is needed. Exterior prep such as power washing, scraping, sanding, caulking, and priming can significantly affect the timeline.
A quality exterior paint job typically lasts 7–10 years when the surface is properly prepared and premium paint is used. In Ohio, factors like sun exposure, moisture, siding type, and harsh seasonal weather can affect how long exterior paint holds up.
Professional painting prep may include filling holes and cracks, sanding rough surfaces, scraping peeling paint, cleaning walls, caulking gaps, priming bare areas, and protecting floors, furniture, and nearby surfaces. Proper prep is one of the most important parts of a long-lasting paint job.
In most cases, yes. Most professional painting projects require two finish coats, plus primer where needed, to achieve even coverage, consistent color, and long-term durability. One coat may look acceptable at first, but it often leads to thin coverage and faster wear.
Yes. We can help homeowners choose paint colors by discussing lighting, room size, surrounding finishes, and the overall look they want to achieve. We also recommend using real paint samples on the wall before making a final decision, especially for large rooms or exterior painting projects.
Painting over wallpaper is sometimes possible, but it is usually not recommended. Wallpaper seams can show through the paint, and moisture from the paint may cause bubbling or peeling. In most cases, removing the wallpaper first is the better long-term solution.
Yes. We can repair small drywall holes, nail pops, cracks, dents, and minor surface damage before painting. If we find larger damage, water stains, or an underlying issue causing the problem, we will recommend addressing that first before applying new paint.
Painting estimates often vary because contractors may include very different levels of prep work, materials, number of coats, trim detail, repairs, and cleanup. A lower price may reflect less prep, lower-grade paint, or a faster process that may not last as long.
Yes. OSO Contractors provides residential and commercial painting services throughout Greater Cincinnati and Northern Kentucky. We paint homes, rental units, offices, common areas, and other commercial spaces, with scopes tailored to the needs of each property.

Hardscape Installations
A properly installed paver patio or walkway can last 25–30 years or more. Longevity depends heavily on base preparation, compaction, drainage, edge restraint, and joint stabilization. Pavers are popular because if one section settles or gets damaged, the affected area can usually be lifted and reset without replacing the entire surface.
Both are good options, but they perform differently. Pavers are made of individual units, so they’re easier to repair if shifting or settling occurs. Poured concrete is typically less expensive upfront, but if it cracks, repairs are harder to hide. Pavers also offer more flexibility in color, pattern, texture, and design.
Yes, but not a huge amount. Like any exterior surface, pavers benefit from periodic maintenance such as joint sand touch-up, occasional weed control, surface cleaning, and optional sealing. Over time, a small area may need to be reset if settling occurs. Regular maintenance helps preserve both appearance and performance.
Yes. Sealing pavers can enhance color, reduce surface staining, and provide either a natural or richer finish depending on the product used. In most cases, it’s best to wait at least 60–90 days after installation before sealing so the surface and joint materials can fully settle and cure.
That depends on the size, complexity, weather, and site conditions. A standard paver patio might take 2–5 days, while larger or more technical projects involving retaining walls, drainage work, excavation, or multiple features may take longer. We’ll give you a realistic timeline before the project starts and keep you updated if site conditions change it.
Often, yes. In many municipalities, retaining walls over 4 feet require engineering review and permitting. Because retaining walls hold back soil and water pressure, proper design is critical. We help identify when permits are required and can coordinate engineering or permitting when applicable.
That depends on your budget, style, drainage needs, and long-term goals. We work with concrete pavers, natural stone, retaining wall block systems, and other hardscape materials. Some homeowners want a traditional paver patio, while others prefer the look of natural stone or a more structural retaining wall system. We’ll walk you through the pros, costs, and maintenance considerations of each option.
They can — but when installed correctly, major movement should be limited. The biggest factors are base depth, compaction, soil conditions, drainage, and edge restraint. Your current page is smart to emphasize this, because shortcuts below the surface are what usually cause future movement or heaving. Well-installed pavers are much easier to correct than cracked monolithic concrete.
